Urban Splash Newsplash - May 2025
Welcome to our May 2025 edition of the Urban Splash Newsplash – your handy round-up of all the things Urban Splash
This month, there's big news from Royal William Yard in Plymouth, where we've completed a £16.2m refinancing deal with The Co-operative Bank, covering over 170,000 sq ft of prime commercial space. In a big month for our commercial team, we've also completed over 40,000 sq ft of lettings across our portfolio, with major deals at our Matchworks estate in Liverpool to a range of existing tenants. We're on the hunt for new colleagues to join our team - we're looking for a Head of Commercial Lettings and a Maintenance and Compliance Coordinator. And if you're at UKREiiF in Leeds this month, we've love to have a chat. Read on to find out more.

A £16.2m deal with the The Co-operative Bank
We’ve completed a £16.2 million deal with The Co-operative Bank at Royal William Yard in Plymouth. The five-year refinancing deal covers 174,000 sq ft of historic commercial space, and is a major vote of confidence in the Yard. Jordan Lazenbury of The Co-operative Bank, said his team is: "honoured to support Urban Splash on this exciting project” adding that the Yard is “A distinctive, resilient destination that stands out in today’s market”.

Our flexible approach results in 42,000 sq ft of lettings
It’s been a mammoth month for lettings, with deals on 42,000 sq ft of space – over half to existing customers. It’s a clear reflection of our flexible, customer-first approach, something Nicky Harries recently explored in this article. That same approach has enabled businesses like Global Beauty Products to grow tenfold with us, expanding to 26,000 sq ft at Matchworks this month, while TFF Breaks also took an additional 8,097 sq ft there. And we completed new lettings nationwide, including 2,207 sq ft at Royal William Yard.

Come join US
We’re on the lookout for a new Head of Commercial Lettings – someone who can help maximise occupancy, rental income, and asset value across our national portfolio of workspace in places like Manchester, Liverpool, Sheffield and Plymouth. We’re also recruiting a Maintenance and Compliance Coordinator based in Manchester; the role will be the first point of contact for residents, helping us maintain our local portfolio and ensuring the best possible living experience.

Grand Designs’ Kevin McCloud namechecks US
Urban Splash places like New Islington featured in The Times Bricks & Mortar this week, as part of an interview with Grand Designs presenter Kevin McCloud. Discussing the stark divide in housing quality across the UK, McCloud highlighted US as an example to follow, with the article citing our “innovative developments and regeneration projects in Manchester, Birmingham, Sheffield and Leeds.”

We’re at UKREiiF next week
Our colleagues will be attending UKREiiF next week – the annual property festival in Leeds. Highlights include Sian Stanhope speaking at the DeSimone x Place North roundtable, Suzy Jones joining a panel talk on building future communities, and Tom Bloxham participating in both the UK Housing and Communities Dinner and the BE News roundtable.
