Responsible for
Two existing members of the Commercial team.
Key responsibilities
— | Negotiate lease terms either directly or through agents. Leading the lettings and sales process including the identification of tenants/buyers, negotiating terms, licences, and other legal documentation. |
— | Attend viewings either directly or with agents and the commercial team where appropriate. |
— | Work closely with the Commercial team and Asset Managers to get best value for the portfolio. This may include negotiating lease renewals and rent reviews. |
— | Co-ordinate and liaise with present and prospective tenants on fit out approvals, site works, and the completion of Licence to alter where required. |
— | Lead on legal negotiations to ensure closure of deals. |
— | Work with the internal brand, marketing and comms team to identify marketing objectives for all void or new units. |
— | Work with the internal brand, marketing and comms team during the development and implementation of marketing campaigns, helping to support delivery against agreed programme and converting leads into lettings based on departmental KPIs. |
— | Attend property launches and marketing events where required. |
— | Provide commercial advice to the development team for new schemes as and when required. |
— | Other ad-hoc duties, when necessitated by the needs of the business. |
Review the portfolio and advise on works needed to upgrade the portfolio through capex to ensure it presents as an Urban Splash building should, and to ensure that our ESG targets are met. This will include duties as follows: |
— | Be a lead member of the commercial team and leading capex upgrades in delivering refurbishments of the existing portfolio with the help of a Project Manager where required. |
— | Use industry insight, knowledge and experience to identify appropriate markets and inform marketing and communication briefs. |
— | Other duties as required in the development &and delivery process. |
Strategic and Leadership Responsibilities
— | Develop and implement the commercial lettings strategy to optimise occupancy and revenue. |
— | Lead and manage the lettings team, setting performance targets and ensuring alignment with business goals. |
— | Conduct market research and competitor analysis to identify trends, opportunities, and risks. |
— | Align lettings strategies with the broader business objectives. |
Letting and Tenant Relations
— | Oversee the lettings process from prospecting and negotiations to contract execution. |
— | Manage key tenant relationships to ensure satisfaction, retention, and renewals. |
— | Identify and attract high-quality tenants that align with the commercial portfolio's objectives. |
Financial and Commercial Management
— | Drive revenue growth through effective lease structuring and rental negotiations. |
— | Monitor and deliver lease performance, occupancy rates, and rental yields. |
— | Ensure lettings decisions are aligned with financial targets and asset management strategies. |
— | Provide accurate forecasts and reports on letting performance and market conditions. |
Qualifications and Experience
— | Ideally - Bachelor's degree in Real Estate, Business, Finance, or a related field. |
— | Proven track record of securing high-value leases and optimising commercial property performance. |
— | Strong knowledge of commercial real estate markets, leasing law, and property management. |
— | Experience working with major landlords, corporate tenants, and real estate developers. |
