    Meet US - 5 minutes with David Morgan

    Managing an expansive rental portfolio across eight UK cities, our Residential team plays a vital role in shaping the Urban Splash experience. From award‑winning homes to exceptional customer care, the team oversees every detail, from helping customers buy or rent, to handling maintenance, renewals, parking, deposits, compliance and more.

    At the helm is Residential Asset Management Associate Director David Morgan, whose 25‑year career with Urban Splash has helped define the way we look after our homes and customers. We sat down with David to reflect on his journey, the evolution of the portfolio, and the highlights from his time with US.

    The early days

    “My time at Urban Splash began back in 2001 working as a Junior Negotiator out of Collegiate in Liverpool. The former school had been converted into 96 apartments and it’s where I learned the ropes in residential sales. A year later, I moved across to Castlefield in Manchester in the early days of its regeneration chapter. Watching the area develop over the years has been nothing short of a privilege – an area that was previously characterised by disused warehouses and industrial relics has become a neighbourhood brimming with homes, workplaces, bars and restaurants.

    “I’ve seen first-hand the pioneering approach Urban Splash has taken to create new futures for forgotten places across the country. From creating the upside-down houses at Chimney Pot Park in Salford that saw people camping out in tents for a chance to own a home, to transforming Birmingham’s iconic Rotunda towerinto 232 city centre apartments. Each scheme has taught me something unique about regeneration, design and the way people want to live – lessons that continue to guide the work we do today.”

    Changing places

    “In the last 25 years, the property landscape has changed significantly. As an example, back in the early noughties, there was around 10,000 people living in Manchester city centre, and now that number has exceeded 100,000. The way people want to live is changing and evolving, and it’s our job to keep pace and provide products and services that help us to adapt with the times.

    “When I first started at the business, we operated purely in residential sales. Over the years, we’ve expanded our capability to include sales, lettings and property management. We have a truly diverse portfolio under management of over 1000 properties which spans eight UK cities, from rooftop pods at Lister Mills in Bradford to four-bedroom townhouses in New Islington in Manchester. There’s something for everyone, depending on location, size of home and budget, helping us to cater to a large portion of the market and in some cases, helping customers to move home within our portfolio.”

    The people behind our places

    “Behind all our schemes is our 20-strong Residential team, who provide a 360-degree service. Our Property Consultants, based across the country at our developments in Sheffield, Leeds, Manchester and Bristol are often our customers’ first impression of Urban Splash, carrying out viewings and handovers to help our customers buy and rent their homes. Our in-house team, based at Timber Wharf in Manchester, manage all our inbound customer enquiries, as well as maintenance, new tenancies, and renewals, and other admin. We also work closely with our colleagues across marketing, finance and development to ensure our product, services and communications are the best they can be for our customers.”

    “We’ve got a strong development pipeline of over 5000 homes across nine UK cities, bringing high-quality new homes to new and established neighbourhoods across the country. As we move forward, we remain focused on delivering excellent customer service and maintaining the high occupancy levels that define our portfolio.
