1993 - 2023
Happy birthday to US, as we mark 30 years of transforming unloved spaces across the country.
We started out in 1993, when our founders Tom and Jonathan strived to transform the fortunes of Northern cities, where disused and unloved industrial buildings remained empty and lifeless.
They set about rejuvenating the dark satanic mills of old, bringing them back to life with great design – their ideas inspired by industrial neighbourhoods in Manhattan and Camden.
We borrowed the mantra of the citizens of ancient Athens and set about to leave each city “not less, but greater, better and more beautiful than it was left to us”.
Fast forward to today, and we’ve transformed buildings and neighbourhoods across the country, winning hundreds of awards, and creating 6,000 new homes, 2 million sq ft of workspaces, and thousands of jobs across our neighbourhoods.
The future needs innovators...
We’re marking our milestone by handing over the microphone to those who know us best.

It's where we're going
Yeah, we might stop to enjoy a slice of birthday cake, but we’ve still got loads to do, and we’re already rolling our sleeves up planning the next 30 years.
In the short term, that means 4,500 new homes and 500,000 sq ft of commercial space in places like Plymouth, Milton Keynes, Swansea, and the Lake District.
We’ll achieve our dreams with the help of great colleagues, great designers and great partners, working together to keep that Athenian mantra alive for the next three decades and beyond.
Campbell Park Milton Keynes
About Campbell Park
We’re working up plans for a total 1,500-new homes at Campbell Park in Milton Keynes. The Milton Keynes Development Partnership called the wider development “one of the most important” in the area, adding that it will “help to inspire and shape the city’s future”.Discover Campbell Park
Melville Royal William Yard, Plymouth
We will complete our work at Melville – the biggest building at Royal William Yard in Plymouth that is already home to BLOCK café, bar and gym, HubBox and Pho restaurants, and the forthcoming Everyman Cinema. Our next phase here includes 40 new homes and 10,000 sq ft more commercial space.About Melville
Swansea Swansea City Centre
We’re proud to be Swansea Council’s preferred developer for a major regeneration project that includes several sites across this city by the sea. We’re working on early stage plans which you can find out more about on the link below.More about Swansea
Civic Centre Plymouth
About Civic Centre
We’re giving Plymouth’s Civic Centre a new lease of life, with plans to restore this Grade 2* listed building in the centre of the city – that includes 144 new homes and 35,000sq ft of commercial space due to complete from 2025.Discover Civic Centre
Park Hill Sheffield
About Park Hill
2022 saw the completion of a new phase at Park Hill, where 195 homes designed by architects Mikhail Riches are now fully occupied. But there’s more, and this year, we’ll be collaborating with our long-time partners Places for People to work up plans for the penultimate phase of 124 homes.Discover Park Hill
Windermere Lake District
We’re drawing on our three decades of urban experience to deliver something new for the Lake District, where we’re working on early stage plans for this new community in Windermere with proposals for up to 200 new homes.Read more
