Iconic workspace in Ancoats
Few buildings have lived as many lives as Beehive Mill. Once a soap factory, then the legendary Sankeys nightclub, and now home to a thriving community of businesses making it their own.
Working with designer Maurice Shapero to restore the building, we’ve retained its flair for character and flexibility with workspaces available from 200 sq ft and on-site facilities including a meeting room, communal kitchens, bike storage and showers.
Each workspace has real personality – think exposed brick, wooden beams, iron columns, a spiral staircase and even the original goods lift. Heritage-inspired but highly functional, our workspaces are flexible enough to suit everyone from established businesses to solo creatives. You’ll also join all sorts of businesses from the King’s Trust to independent nail and lash artists.
You don’t need to go far for a coffee either – Just Between Friends is located on the ground floor of Beehive Mill so you can easily grab your morning pick-me-up on the way in or nip down for your hot drink fix later in the day.

Beehive Mill is ideally located right in the heart of Ancoats with a variety of great places and transport links right on the doorstep.
New Islington Marina is close by with fan favourites Pollen Bakery and Finders Keepers, and other popular spots including Rudy’s, Canto and Companio are only a short walk away.

We’ve got a long track record of breathing new life into forgotten spaces, creating and managing over two million sq ft of workspace over the last 30 years.

Maurice Shapero
"I began working independently in 2004 after ten years of practicing and lecturing in London and Manchester. At present I am working on two interesting house extensions, an orthodontic clinic, a new build art gallery and an apartment design with Urban Splash, all in Manchester. I am also involved with the RIBA trust."
