We are delighted to be working with the Homes and Communities Agency (HCA) to offer you the opportunity to buy your very own home through Help to Buy.

The Government has created the Help to Buy scheme to help people like you take steps to buy your own home. Whether you want to get onto the housing ladder or move up it, Help to Buy makes it possible to buy a new-build or existing home priced up to £600,000 with as little as a 5% deposit.

Help to Buy: Equity Loan

How does it work?

With a Help to Buy: Equity Loan, the Government lends you up to 20% of the cost of your new-build home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.

You won’t be charged loan fees on the 20% loan for the first five years of owning your home.

Here is how Help to Buy could work for you for a Park Hill apartment with a £100,000 price tag...


 

*Example based on a 1-bed apartment priced at £100,000 full purchase price


If you bought the home in the example above, and later sold it for £110,000, you’d get £88,000 (80%, from your mortgage and the cash deposit) and you’d pay back £22,000 on the loan (20%). You’d need to pay off your mortgage with your share of the money.

Here is how Help to Buy could work for you for a House with a £260,000 price tag...



*Example based on a 2-story House with base floor plan & base floor finish configurations priced at £260,000 full purchase price


If you bought the home in the example above, and later sold it for £275,000, you’d get £220,000 (80%, from your mortgage and the cash deposit) and you’d pay back £55,000 on the loan (20%). You’d need to pay off your mortgage with your share of the money.

Can I buy through Help to Buy?  

Equity loans are available to first time buyers as well as homeowners looking to move. The home you want to buy must be newly built with a price tag of up to £600,000.

You won’t be able to sublet this home or enter a part exchange deal on your old home. You must not own any other property at the time you buy your new home with a Help to Buy: Equity Loan. Find out more here.


How to apply

Help to Buy agents will guide you through your purchase, from providing general information about the scheme to dealing with your application.

Help to buy NEYH is the Help to Buy agent for Park Hill. Contact them to apply for apartments at Park Hill, Sheffield

Help to Buy North West is the Help to Buy agent for hoUSe. Contact them to apply for homes at hoUSe, Manchester.

Help to Buy South is the Help to Buy agent for Lakeshore. Contact them to apply for homes at Lakeshore, Bristol.

Help to Buy Agents can guide you through the options available and explain the eligibility and affordability criteria. Help to Buy agents are appointed by the Government’s Homes and Communities Agency (HCA).

Help to Buy agents administer the Help to Buy: Equity Loan scheme. They have the authority to give the go-ahead for you to purchase a home with help from the Equity Loan scheme. The agents make other key decisions during the purchase process. 

To apply for a Help to Buy property you should contact house builders (Urban Splash in this case), visit schemes and identify your potential Help to Buy property.

You will then complete a Help to Buy "Property Information Form”.

You must complete this with details of your proposed purchase, your proposed main mortgage, deposit and including your household income.

You must also reserve the home and you will usually be expected to pay a reservation fee to the house builder.

The signed Property Information Form and a copy of the builder's signed reservation form must be sent to the local Help to Buy agent for your chosen property.
