    Tea Factory refurbished as more tenants move into the building

    Award winning regeneration company Urban Splash has completed the first phase of the refurbishment of the Tea Factory scheme in Liverpool’s Ropewalks area – an announcement which dovetails with the completion of new deals on 20,000 sq ft of space across the North West.

    The Tea Factory was originally completed by Urban Splash in 2002, and is currently subject to a full refurbishment to bring its offering in line with the expectations of contemporary businesses. The first phase of works will satisfy the appetites of start-ups and growing businesses, thanks to the creation of branded “Tea Break’ kitchen, relaxation and breakout spaces. Offering complimentary superfast broadband, refreshments and other tenant facilities, there’s also a snug area as well as more structured breakout spaces and meeting rooms which can be used for internal and external catch ups.

    Speaking of the changes at the building, which was one of the first ever Urban Splash schemes, the company’s associate director Emily Handslip said: “There’s been a huge shift in demand from businesses who want radically different physical environments to those desired just a decade ago.
    “A few years ago, we put ourselves ahead of the curve in offering very simple and flexible lease terms – such as monthly licenses – and now, our current quest is to revisit buildings such as Tea and rework parts of the space to encourage creativity, coworkation and a concept of community.

    “The changes have been really well received and our tenants attended an advanced opening event late in the summer at which they were given branded merchandise to help extend the sense of ownership and community we want to evoke here.”

    New tenants enjoying the breakout space include Spaces – a sub-brand of Regus brand which offers creatively inspiring, flexible workspaces for start-ups and SMEs. The organisation will offer serviced offices across two floors at the building having signed up for 10,000 sq ft of space there.

    Other lettings include 1,507 sq ft at the neighbouring Vanilla Factory to V Media as well as additional lets at the Matchworks in Speke where tenants including Beautiful Brows, Mobile Distribution and Stuart Gelling International have all relocated.
