    A striking success at Matchworks as 27,000 sq ft of deals are announced

    Award winning regeneration company Urban Splash has concluded a successful month at its Matchworks business park in South Liverpool, securing more than 27,000 sq ft of lettings – and a major deal at the iconic Matchbox building at the front of the scheme. The company has also announced that they have appointed RIBA awarding winning architects shedkm to review the communal offer onsite with a view to bringing new facilities for tenants in 2018.

    Urban Splash acquired the scheme back in 2000, working alongside shedkm to transform the former Bryant and May factory into design-led workspaces with offices from 120 sq ft for start-ups, up to regional headquarter requirements of 80,000 sq ft.

    That broad spectrum has helped Urban Splash attract a range of tenants this past month; a major letting was secured with 24/7 Fitness which has now opened its doors at the 19,995 sq ft, three-storey Matchbox building. The award winning shedkm structure sits at the front of the scheme on Speke Boulevard and will be the only gym open around the clock in South Liverpool, as Gary Lockwood, CEO of the company explained: “We’re thrilled to be working with Urban Splash again after a great experience of being a tenant of theirs at Fort Dunlop in Birmingham – during which time they accommodated all of our requests and were a brilliant landlord who understood our business.

    “As our name implies, we give our members constant access to our fitness facilities; when we were looking for a new base in Liverpool therefore, the Matchbox seemed perfect; it fronts a busy, main arterial route the new space is accessible, safe and comes with plenty of parking.”

    Added Nicky Harries, commercial manager at Urban Splash: “The Matchworks estate is business park that provides space for all sizes of businesses; from small start ups, medium size enterprises, through to very large head quarters. We work closely with our tenants regardless of their business size; nurturing their growth and expansion thanks to a design-led and flexible portfolio, and space such as that found at the Matchworks. I’m delighted that the community is continuing to grow.

    “The arrival of 24/7 is also significant as it brings a great facility for all of or tenants – especially when coupled with our investment into onsite amenities in 2018, all of which will enhance the business park as a whole.”

    Deals on a further 7,775 sq ft of space have also been completed at the business park; property developers Green Circle Estates have taken a 6,000 sq ft unit, while builders Samform have also moved onto the site and SJPP – a wealth management company has also upsized at the scheme.

    Meanwhile, in central Liverpool, 4,082 sq ft of space has been let in the Ropewalks – an area of the city centre currently undergoing works thanks to a new round of investment by Urban Splash to enhance their original regeneration 20 years ago. The company’s commercial director Emily Handslip concluded: “By investing in our existing portfolio and expanding it through acquisition, we are giving businesses in Liverpool, Manchester – and across the country – the chance to establish themselves in well-designed spaces.

    “The breadth of space available and businesses we work with is vast, and we offer a wide variety of leases making us an inclusive landlord able to accommodate organisations of all sizes from all sectors – be they multinational corporates looking for workspaces, to start-ups, to restaurateurs, hoteliers and retailers; the diversity of our space means that we can and are having conversations with them all.
