    The role

    You’ll have great organisational and communication skills. Working with an experienced team covering all aspects of tenancy management, you’ll need to be friendly, sensitive to people’s needs, and be able to manage your own time and prioritise tasks.

    We need a real people person. This post may involve having difficult conversations and we need someone who can do that confidently whilst maintaining positive relationships with our customers. We need someone who will take pride in keeping people’s accounts on track and will work with customers to help them access any assistance they might need.

    Hours of work

    37.5 hours, Monday - Friday, 9am - 5.30pm

    Responsible to

    Residential Lettings Manager and Head of Residential Asset Management

    Salary

    £18-20k

    Location

    Head Office, Timber Wharf, Manchester

    Liaise with

    — Residential team
    — Rental tenants
    — Shared ownership residents
    — Landlords
    — External advice agencies

    Key responsibilities

    Handling all aspects of residential rental accounts such as;

    — Ensuring monthly direct debits are set up for rent collection

    — Dealing with rent queries/ investigating discrepancies

    — Taking payments

    — Contacting residents about missed payments, logging records of any communications and payment plans

    — Negotiating payment plans and ensuring they are adhered to

    — Liaising with the residential and accounts team to resolve any problems preventing payments

    — Signposting advice and help for residents struggling financially

    — Compiling monthly debt reports

    — Producing reports for clients

    — Preparing and serving notices of possession

    Experience and qualifications

    — You’ll need to have strong numeracy skills, and at least 5 GCSEs at grades A-C (must include GCSE Mathematics)

    — A good working knowledge of Microsoft Excel and experience of using accounts software such as Blue Box or similar

    — Experience of payment collection/ recovery and account management

    — Experience of managing own workload and prioritising tasks

    — Lettings experience desirable
