    The role

    The Project QS is responsible for undertaking the financial and contractual administration of the project including the monitoring of manufacturing costs carried out at Urban Splash Modular, Alfreton and also the site installation costs on various projects throughout the UK.

    Full-time, 8.30am-4.30pm

    Key Responsibilities

    — Ensure that Urban Splash Modular HS&E and quality standards, operating processes, company policies and all legislative requirements are understood, implemented and adhered to at all times

    — Co-operate and engage with the Commercial Manager and the Project Team to ensure consistent delivery of successful projects in order to support the achievement of Urban Splash Modular business objectives and to deliver the target margins

    — Understanding and accurately forecasting project values, costs and agreeing changes and solutions with the project team prior to implementation

    — Forecast cash on an accurate and timely basis, ensuring that the cash position of the project is maximised without compromising our contractual arrangements and relationships with either customers or subcontractors & suppliers

    — Manage all cost control aspects of the project(s), ensuring the use of appropriate cost reporting systems, updating and reviewing project performance reviews (PPRs) in accordance with agreed timescales

    — Support the Managing QS to ensure that all significant project issues and correspondence and all necessary contractual processes have been observed, notices issued, records kept, and documents stored by the team to protect the company’s position, seeking advice from the Commercial Manager where necessary

    — Support the Managing QS in providing monthly reports to the Commercial Manager, ensuring that such reports contain accurate forecasts of our current cost position including forecast final account, full information concerning variations and record contractual notices, commercial risks and opportunities

    — Develop & maintain close relationships with subcontractors to continuously improve commercial relationships, to improve our company and obtain repeat & negotiated business

    — Support the group buying deals by ensuring they are communicated to subcontractors at tender stage and applied at order stage

    — Prepare subcontract enquiries including formulating the tender list in consultation with the wider management team and subsequent analysis and assessment of subcontract quotations.

    — Negotiate sub-contract packages to deliver the most favourable outcome for Urban Splash Modular.

    — Support the Managing QS in the drafting of sub-contracts

    — Provide advice to production team on contractual, valuation and measurement matters.

    — Prepare and negotiate interim valuations and final accounts including all necessary measurement.

    — Measure / value / negotiate / check as necessary all subcontract interim and final account applications including checking of subcontractors’ measurement. Process all associated payments in accordance with the Construction Act and/or other prevailing legislation.

    — Assist in the preparation of ‘claims’ or other means of dispute management to correct an imbalance of cost and value. To include drafting and sending contractual letters.

    — Inform the Commercial Manager of any possible claims by subcontractors and prepare and/or seek direction in preparing any necessary documentation/correspondence to protect the Company’s interests.

    — Raise alarm signals to the Commercial Manager/ Managing QS when the contract is straying outside the cost and profit parameters. Use best endeavours and seek to maximise margins in co-operation with the Project Manager by keeping cost to a minimum and value to a maximum by all professional legitimate means.

    — Monitor preliminaries / site management costs and advise the Project team on action to be taken to remedy over-expenditure.

    — Challenge existing practices and identify best practice.

    — Drive a culture of continuous improvement across the business.

    — Undertake any other duties as instructed by management.

    Qualifications and experience

    — Degree in Quantity Surveying or minimum of 5 years experience

    — Minimum 5 years Quantity Surveyor or Estimator experience is desirable.

    — Ability to conduct feasibility studies to estimate materials, time and labour costs for each area of production

    — Ability to prepare, negotiate and analyse costs for tenders and new contracts

    — Ability to assist the production team with advice on a range of contractual issues including conflict management and dispute resolution.

    — Value completed work and arrange for payments.


    — Sound knowledge of building construction/maintenance techniques and materials.


    — Presentation skills and computer literate (Word, Excel, etc).

    — Energetic, enthusiastic and proactive

    — Organisation and project management skills, able to prioritise

    — Excellent communicator with strong interpersonal, presentation, influencing and negotiation skills.

    — Have a good methodical approach to work and well organised.

    — Strong communication and negotiation skills.
