    The role

    Urban Splash are always looking for a talented, self-starting Development Managers, to source and deliver new development projects across the UK.

    Development Managers at Urban Splash have an all-encompassing role in that they ‘own’ the project – from identifying a site right through to disposal/letting of the last unit. The successful applicant needs to be comfortable will all aspects of the development process or show a keen willingness to learn, get stuck into the detail and have a desire to deliver quality.

    The day to day functions of this role will encompass all aspects of the development process. This includes identification and acquisition of the site, feasibility, supervising project budgets, running development appraisals, preparing and securing planning consents, instructing and co-ordinating design teams, and dealing with contractors (pre and during construction), utility companies, legal teams, agents (sales, leasing, and marketing) and liaising with key project stakeholders in both the public and private sector.

    Responsibilities

    — Delivering developments from inception through to completion

    — Coordination of the design team and contractors through construction of developments

    — Appraising development viability and understanding detailed cost plans and risk

    — Preparation of bid documents, financial appraisals, cost plan refinement, construction programming, development phasing

    — Lead with the planning process – working with the design team to ensuring the best possible planning consent

    — Market research (sales, costings rental etc) to back up appraisals and information database

    — Instruct and manage the design team. Including leading the design meetings, site meetings etc and following up actions where necessary

    — Manage the delivery of the development for each scheme – with particular emphasis on ensuring that externally appointed contractors are well managed and deliver the quality we aspire to achieve

    — Working with funding partners to assist with securing funding and ensuring that lending criteria is met once funding granted

    — Assisting with the lettings and sales process including the identification of tenants/buyers, negotiating terms, licences, and other legal documentation

    — Ensuring that the scheme is fully marketed. Liaison with internal and external marketing team members and graphics designers to ensure the scheme achieves maximum exposure

    — Assist in all aspects of delivery, disposal and management of development sites

    — Set up and management of building managements agents, letting agents etc

    — Co-ordinate and liaise with present and prospective tenants on fit out approvals, site works, and the completion of Licence to Alters on existing sites

    — Negotiate and lead on legal agreements (developments agreements etc.) where partnerships are required and ensure and monitor compliance thereof

    — Assist commercial team in the leasing, sale and acquisition of new assets

    — Manage and prepare design and costing process for any works required on assets, such as capex works within existing commercial portfolio where required

    — Other duties as required in the development process

    Essential Qualifications

    A property, construction or design related degree

    Desired Qualifications

    Subsequent professional qualification (MRICS / RIBA) is preferred but not essential

    Skills, knowledge and attributes
