Award winning regeneration company Urban Splash has completed deals on more than 12,000 sq ft of space at Fort Dunlop, meaning that the building is now more than 98% let.
Three new tenants have signed up for space at the building. Telecommunications company the Hub has taken 4,144 sq ft of space, Investors in Sport has taken 1,716 sq ft of space and Greystone Advertising and Marketing has taken a 4,637 sq ft unit.
In addition to this, existing tenant and training company Elmfield, has taken 2,206 sq ft at the building. The deal means that the company now occupies more than 15,000 sq ft of space at Fort Dunlop.
Emily Jones, associate director at Urban Splash said: “These latest deals lead us to believe that Fort Dunlop is one of the highest occupied multi let buildings in the country and we are delighted to have such a great range of tenants there, most of whom are on long term institutional leases. We are so proud of what the building has become and are confident that the mix of new office tenants that we have welcomed this week will compliment the building’s existing community.”
One of Birmingham’s most famous landmarks, the building underwent a multi million pound regeneration programme in 2006 and is now home to hundreds of businesses including homeware retailer Dwell, Trinity Mirror Snap art gallery. It offers six floors of office space; comprising 50,000 sq ft, as well as ground floor commercial units, a 100-bedroom hotel and the UK’s largest living green roof.
The building is one of the highest performing commercial schemes in the Urban Splash portfolio, which also features space in Liverpool, Plymouth, Manchester and Bradford. The company has recently attained a high level of demand across its schemes, with announcements of a further 10,000 sq ft of space in Manchester last week.
Emily concluded: “The market is still a difficult place but we have experienced an increase in demand across our portfolio. Our ambitious approach in creating a real business hub at the Fort, fused with our commitment to tenants and offering them flexible options, has undoubtedly contributed.”
