About Longlands

We’re doing what we do best and reviving a once landmark building nestled between the river and the canal in the heart of Stalybridge, a town developed in the boom years of the textile industry just eight miles from the centre of Manchester.

Welcome to life in the heart of the town, on the edge of the city, the brink of the Pennines, and the banks of a beautiful river. Life here is going to be whatever you choose to make it!

The story of Longlands

The oldest surviving cotton mill in the area, originally named Castle Street Mill, was built by George Cheetham in 1805. It was a boom time for textiles and there were already eight mills in Stalybridge. Eight mills, or 76,000 spindles.

Longlands was a working mill until 1961. This place saw the birth, growth and death of an industry. It’s a beautiful building, full of the echoes of life and work. And after nearly 50 dormant years, we think George Cheetham would be happy to know that we’ve found a new life for his mill, safeguarding its future.

Jethro Tinker, 19th century Stalybridge resident, supervisor at the mill and a renowned botanist, would also be pleased, not least because we’re opening up the site to the river for the first time in 100 years, connecting the town to its rich riverbank life once again. We’re bringing Longlands back to life.

The new Longlands

Urban Splash is picking up where the cotton industry left off, bringing this once thriving mill back to life. Longlands will soon house a mix of apartments, shops, cafes and gardens. These and the communities they attract will revive the site, nestled between the Huddersfield Narrow Canal and the banks of the River Tame in Stalybridge, just outside of Manchester.

We’re starting with the renovation of The Mill, built in 1805. That will be joined in good time by the first of several new buildings – Pattern House – a vision of bold, modern architecture and contemporary comfort.

Outside, we’ve recreated Pennine habitats – blue slate scree meets undulating banks of purple heather and long grasses, like the patchwork of the Pennine moorlands. Weeping willows, pontoons over the river, and meadow planting for that out-in-the-wilds feel.

We’re not just repeating for emphasis…Life in Longlands can be like living in three places at once. City, town and country worlds meet and mingle in Stalybridge, all you have to do is choose which takes your fancy...

Let’s start at the beginning. Just beyond the front door you’ll find life on the river bank. No longer supporting the textile industry, the Tame is now home to a thriving population of fish, butterflies, herons, and if you sit real still, you might be treated to a glimpse of the kingfisher.

Stalybridge is two minutes beyond, and it’s special. Birthplace of the world’s first brass band. Nicknamed Little Venice, on account of the waterways that meander through the streets, and on weekends, nicknamed Stalyvegas, because a Friday night here makes the Hacienda’s heyday look like a teddy bears’ picnic.

But if it is city life you’re after, that’s just eight miles away – 12 minutes by train. Manchester indulges every taste, so whether you’re mooching, feeding, browsing, buying, living it up, or slowing it down, it fits. It’s a million miles away and right on your doorstep, all at the same time.

Purchase procedure

  1. Reserve the apartment of your choice after the release date for a non-refundable reservation fee of £1,000.
  2. Appoint a solicitor to act on your behalf with the purchase.
  3. Apply for a mortgage for the property (if required).
  4. The developer’s solicitors will issue a detailed information pack in relation to the title documentation. The pack should be issued within one week of reserving the apartment.
  5. You will be expected to exchange contracts on the apartment within four working weeks of the issue of the contract documentation.
  6. On exchange the purchaser will be required to pay a deposit of 5% of the purchase price and a further 5% deposit in 6 months from the reservation date. The reservation fee of £1,000 will be deducted from the second deposit payable.
  7. If exchange of contracts does not take place within the required timescale, the property will be returned to the market or offered to purchasers on the waiting list.
  8. Contracts will be completed once the apartment is fit and ready for occupation at which point the full purchase price will be required.

NB: If you are purchasing a car bay the process will be the same as above, however, the reservation fee on the car bay is £250.

LEASE
The apartments are to be sold on a lease of 150 years.

GROUND RENT
There will be a ground rent of £150 per annum for all one bedroom apartments, £250 per annum for all two bedroom apartments, and £350 per annum for all three bedroom apartments.

SERVICE CHARGE
The residents of Longlands will have to contribute to an Estate Charge as well as a Service Charge for the building they occupy. The estimated service charge is anticipated to be £1.50/sqft.
