First Time Buyers’ Initiative is coming to Chimney Pot Park
Here is a great opportunity to get on the property ladder and also be part of a thriving new community at Chimney Pot Park.
The First Time Buyers’ Initiative has been set up by English Partnerships as part of the government’s Homebuy scheme and we are delighted that Chimney Pot Park is the first development outside of the South East to be chosen.
First Time Buyers’ Initiative is designed to enable first time buyers, who cannot otherwise afford to buy a new home, to purchase a new property with an affordable mortgage and with government assistance to top up what they can already borrow from a bank... simple really! The idea is that the buyer can then pay some, or all, of the money back to the government once, and if, they are in a position to do so.
Applications are now open! Follow our 4 easy steps to becoming a first time buyer:
- Register your interest with us here.
- Fill out an application form which can be found on the Homebuy agent, Plumlife’s website http://www.plumlife.co.uk along with the full terms and conditions for the FTBI if you have not already done so. Plumlife will assess your eligibility for FTBI.
- Come along to our information week at Chimney Pot Park from the 4th-9th June and take a look around the show houses and meet our sales team. We will also have mortgage advisors and solicitors around should you need any help with the technical bits.
- If your application has been approved by Plumlife then you will have an opportunity to reserve a house of your choice. Residents of Langworthy and Seedley have priority for this scheme, following which it will be on a first come, first served basis.

Keep what's good
There's so much we can use again. The streets outside are already perfect. Enough
width to park and drive, enough space to breathe and gone is the frustration
of fighting for a parking space with your neighbours because we've made some
spaces around the back - underneath the new terraces.
Keeping to the same shape as the original houses uses less energy than building
a new house from scratch, as does using the same bricks on the front and reclaimed
slate on the roofs.

Langworthy in Bloom
The area has won Northwest in Bloom ‘urban regeneration’ awards
in 2003, 2004 and 2005, also taking the community award in 2003 and 2004 and
took the Britain in Bloom winner award for ‘community’ in 2004.
The development of the area has also received Examplar status, this was awarded
to three community projects - Seedley and Langworthy In Bloom, Seedley and
Langworthy FM Community Radio and Reel Salford Community Films through RENEW
(Regeneration Excellence in England's North West).
Salford City Council has plans to: create a new church and community centre;
further improve housing in the immediate area; totally revamp the park; create
more shops and businesses and there's even a proposal for a new school - all
within a stones throw of Chimney Pot Park.

Location
Chimney Pot Park is right next door to Salford Quays, just ten minutes walk away. The Quays are home to The Lowry art gallery, which has two state of the art theatres, bars a restaurant, a café bar and a coffee shop. The Lyric Theatre in The Lowry hosts West End plays, family shows, live bands and stand up comedy too.
The Imperial War Museum North is also at Salford Quays, designed by the internationally renowned architect Daniel Libeskind.
Chimney Pot Park is also 10 minutes away from Manchester so all the benefits of the big city with the neighbourhood feel.
Chimney Pot Park is really easy to find…honest!
When traveling (west) out of Manchester City Centre take Liverpool Street until you see the raised park on your right hand side – you can’t miss the park it’s raised about 5 metres off the ground and has huge brick walls – it used to be a reservoir you know!
Take a right at the lights onto Langworthy Road and you’ll find Chimney Pot Park immediately after the park on the right hand side – it’s all minutes from Manchester City Centre.
Or take the Metrolink to Langworthy Metro Stop. Get off the Metro and opposite you (slightly to the right) you’ll see Langworthy Road. Walk over the bridge(which goes over the M62) and Chimney Pot Park is just on the right after the lights and park.

Purchase procedure
- Reserve the house of your choice for a non-refundable reservation fee of £1000 on a first come served basis.
- You also have the option of reserving a car bay for a non-refundable reservation fee of £250.
- Appoint a solicitor to act on your behalf for the purchase of your property.
- Apply for a mortgage for the property.
- The developer’s solicitors will issue a detailed information pack in relation to the title documentation.
- You will be expected to exchange contracts on the house within 28 days of the contract documentation being issued to your solicitor.
- On exchange the purchaser will be require to pay a deposit of 5%.
- If exchange of contracts does not take place within the required timescale, the property will be returned to the market or offered to purchasers on the waiting list and your reservation fee will be forfeited.
- Contracts will be completed once the house is fit and ready for occupation at which point the buyer’s lender will provide its funds and the government will make funds available to the house builder for the balance of the monies.
LEASE
The houses and car bays are to be sold on a Lease of 999 years.
GROUND RENT
There will be a ground rent of £175 per annum.
