There's no hiding the fact that we've had a couple of almighty anni horribiles.

This recession has a strong bite and long teeth, but we're in this for the long haul and have to be sanguine - we did well in the good times and have to ride out the bad.

A couple of years ago it wasn't exactly clear what was around the corner. We'd be tempting fate to say that we know now, but at least with sobriety comes some clarity and we're pretty well placed to move forward in uncertain times.

In the interim we've been finishing what we started, which means we've grown our portfolio of both residential and commercial space which has had a significantly positive impact on our income stream.

It also means that while we used to be 70% development and 30% investment, now we're moving towards flipping those ratios. We're letting out more and more of our completed developments, which in many ways is great as it means we've got a strong income stream and our offices and apartments look great value for money.
