HomeBuy Direct – affordable ways to buy your own home in Yorkshire

HomeBuy Direct is a Homes and Communities Agency scheme which assists customers onto the property ladder through shared equity. If you're eligible, you could get an interest-free loan (funded by Homes and Communities Agency and Urban Splash) for up to 30% of the value of the property. You will need to fund the other 70% through a combination of mortgage and savings - usually borrowing 65% with a 5% deposit.

Velvet Mill, Bradford (prices from £63,000 for a 70% share)
Saxton, Leeds (prices from £69,965 for a 70% share)

HomeBuy Direct - the buying process

1. Find your dream home 
Look at the apartments we have available through HomeBuy Direct. They are listed here on our site and you can arrange a viewing by emailing live@urbansplash.co.uk or calling 0333 666 6000 to arrange a viewing. 

2. Register your interest 
Register with My4Walls, either directly with them or through Urban Splash, by filling in an application form. My4Walls will assess your eligibility for HomeBuy Direct. 

3. Arrange your mortgage 
Once you’ve chosen your dream home (or before if you want), you can set about arranging your mortgage. We have an Independent Financial Advisor (IFA) on hand who can help you find the best mortgage to suit your requirements. When you have gathered all of the information related to your mortgage, you then forward it to My4Walls who will assess your prescribed mortgage level and issue you a letter of eligibility approval (within eight days). You can then to pay a non-refundable reservation fee of £500 (which will form part of your deposit). 

4. The legal bit 
Once you have reserved your property you will need to instruct a solicitor to act on your behalf.  Your solicitor will take you through the buying process and explain the steps involved. Once contracts have been issued, exchange takes place within 28 days, at which point a deposit of 5% (less the reservation fee) may be payable depending upon the amount of mortgage offered by your lender.  When contracts have exchanged we will let you know when the property is ready for occupancy, and agree a date for completion. 

5. Move in! 
We look forward to welcoming you in to your new home once the legal process has completed.
