About the Towers
We found three towers on the edge of Manchester. Classic 60s high rise. Lost in the undergrowth. Empty of people, but full of potential.
So we’re reclaiming them for a new generation. Redesigning, recladding, redoing. Turning high-rise into high-style. Yes these are old tower blocks, and yes, they’re going to be amazing places to live. These are the 3 Towers.
But we couldn’t just call them any old rubbish. West Centro or The Lifestyle Pad. These Towers have got character. They’re a triple act, a team. If they’re going to be real homes, we thought, they’ll need new names...
Our saviour was a young lass from round these parts. The lovely Virginia Holbrook came up with the inspired idea of naming them after three ladies from Manchester’s past; our very own feminist superheroines. Christabel, Sylvia and Emmeline Pankhurst no less. Forget modern day ladies, the WAGS and the hair extensions. The Pankhursts made a difference. Let’s celebrate them instead. Sisters doing it for themselves. That’s the wrong decade, but you get the picture.

First Time Buyers’ Initiative is coming to Sylvia, 3 Towers

The First Time Buyers’ Initiative has been set up by English Partnerships as part of the government’s Homebuy scheme and we are delighted that Sylvia, 3 Towers will be our second development to be part of this.
First Time Buyers’ Initiative is designed to enable first time buyers, who cannot otherwise afford to buy a new home, to purchase a new property with an affordable mortgage and with government assistance to top up what they can already borrow from a bank... simple really! The idea is that the buyer can then pay some, or all, of the money back to the government once, and if, they are in a position to do so.
Applications are now open! Follow our 4 easy steps to becoming a first time buyer:
- Register your interest with us here.
- Fill out an application form which can be found on the Homebuy agent, Plumlife’s website www.plumlife.co.uk along with the full terms and conditions for the FTBI if you have not already done so. Plumlife will assess your eligibility for FTBI.
- Come along to our information week at our new show apartment in Christabel, 3towers from the 21st- 25th April 2008 and meet our sales team. We will also have mortgage advisors and solicitors around should you need any help with the technical bits.
- If your application has been approved by Plumlife then you will have an opportunity to reserve an apartment of your choice from the 26th April 2008. Residents of Cheetham and Harpurhey wards have priority for this scheme, following which it will be on a first come, first served basis.

Purchase procedures
- Reserve the apartment of your choice after the release date for a non-returnable deposit fee of £1000. Please provide two forms of identification, one with a photo.
- Appoint a solicitor to act on your behalf in the purchase.
- Apply for a mortgage for the property (if required).
- The developer’s solicitors will issue a detailed information pack in relation to the title documentation. This is all your solicitor will need to take the transaction through to completion. The pack should be issued within one week of reserving the apartment.
- You will be expected to exchange contracts on the apartment within four working weeks of the issue of the contract documentation.
- On exchange the purchaser will be required to pay a deposit of 5% with a further 5% (less the reservation fee) payable 6 months from the reservation date or the 1st of April 2007, whichever is the soonest.
- If exchange of contracts does not take place within the required timescale, Urban Splash reserve the right to remarket the property.
- Contracts will be completed once the apartment is fit and ready for occupation at which point the balance of the purchase price will be required.
- Lease
The apartments are to be sold on a Lease of 250 years.
- Ground Rent
There will be a ground rent of £150per annum on all one-bedroom apartments, £250per annum on all two-bedroom apartments.
- Service Charge
More details of the costs and what is included in the service charges will be included in your contract pack.
